What Homeowners Actually Say About Us

Jacobs Property Solutions was quite a find! They did an excellent job. Efficient, timely and professional. Kelly in the office kept me informed throughout the process. I had called around before I found JPS online and the other prices were significantly more. WELL DONE! Highly Recommend!

  1. Call JPS To Book Your Removal
  2. Most removals scheduled within 3 business days
  3. Remaining oil is removed from the tank
  4. Fill and pipes are removed and sealed
  5. Your home is left broom swept.

Reasons To Remove Your Oil Tank

  • Selling Your Home: Nearly all real estate agents and home inspectors will flag an aging oil tank. Buyers don’t want the liability.  More than half of our work comes from home sales. We can usually get your tank out within days — well before your closing date.
  • Converting To Gas or Electric: Once you switch heating systems, that old tank is dead weight. It’s also a liability if it leaks. Removing it now costs $650. Cleaning up a spill later costs thousands.
  • Failed Inspections: If an inspector flagged your tank’s condition, you need it out — not patched. We’ll remove it and provide the paperwork you need to close the issue and get your project back on track.
  • Tank Too Old: Most residential oil tanks last 15–20 years. If yours is past that, it’s a ticking clock. Oil leaking onto your basement floor or into the ground creates environmental liability that falls on you as the homeowner.

Why Hire a Specialist? Oil Tank Removal Is Not a Demolition Job!

Cutting corners on an oil tank removal can result in oil spills, failed inspections, environmental liability, and costs that dwarf the original job. This is not a task for a general contractor with a reciprocating saw.

The Reason You Should Hire An Experienced Crew:
  • Oil spills onto your basement floor or into the ground — cleanup costs start at $5,000 and can reach $50,000+ depending on contamination
  • Improper tank disposal violates state environmental regulations — the homeowner is liable, not the contractor
  • Remaining oil isn’t properly drained or transported — it ends up where it shouldn’t
  • No documentation provided/permit pulled — you’re left without the paperwork needed for a home sale, insurance claim, or permit closure

What We Do Differently:
  • Every drop of oil is contained before we cut. Period.
  • We follow Rhode Island, Massachusetts, and Connecticut disposal regulations to the letter
  • You get full paperwork after every job — removal documentation, disposal records, and any permits filed
  • We carry full insurance. If something goes wrong (it hasn’t in 10,000+ jobs), you’re protected

Jacobs Property Solutions specializes exclusively in above-ground oil tank and cast-iron boiler removal across Rhode Island, Massachusetts and Connecticut. We don’t do HVAC. We don’t do renovations. We do one thing and we’ve done it well over 10,000 times.

Oil Tank Removal by State

Rhode Island

JPS is headquartered in Warwick, RI, and we service every corner of the state. From Cranston and Providence to Newport, South Kingstown, and Woonsocket — no part of Rhode Island is out of range. Most RI jobs are scheduled within 1–3 business days.

Rhode Island does not require a fire department permit for above-ground oil tank removal. That means less paperwork and faster scheduling for you. We handle everything — you just pick a day.

Whether your tank is in a basement, garage, or sitting outside, we handle them all.

Massachusetts

We serve eastern Massachusetts from Fall River and New Bedford through Attleboro, Brockton, and Worcester — reaching into the greater Boston area. Massachusetts is the one state in our coverage area that requires a fire department permit for oil tank removal.

JPS files the permit on your behalf as part of every MA job — the filing service is included at no extra charge. The permit fee itself (typically $50–$100 depending on the municipality) is set by your local fire department and paid separately. We handle the paperwork; you just need to know the fee exists.

Permit processing usually takes 1–3 business days, and we schedule your removal as soon as it clears.

Connecticut

Serving eastern CT. No permit required. Fast scheduling.

We cover eastern, southern and central Connecticut including New London, Norwich, Groton, Putnam, Killingly, and surrounding towns. Like Rhode Island, Connecticut does not require a fire department permit for above-ground oil tank removal.

CT jobs follow the same flat-rate, same-week scheduling as the rest of our coverage area. If you’re in eastern CT and need a tank or boiler removed, we’ve got you covered.

Oil Tank Removal Frequently Asked Questions

How much does oil tank removal cost?

JPS charges a flat $650 for above-ground oil tank removal across Rhode Island, Massachusetts, and Connecticut for properties within 30 miles of Providence. That includes the removal, up to 50 gallons of oil/sludge disposal, cleanup, and all necessary paperwork. The only exception is Massachusetts, where a fire department permit fee ($50–$100 depending on the town) is a separate charge set by your municipality. There are no hidden fees — you are quoted upfront and it doesn’t change. You can get your exact price in 30 seconds here

DO I NEED A PERMIT FOR OIL TANK REMOVAL?

It depends on the state. Massachusetts requires a fire department permit for oil tank removal — JPS files this for you as part of every MA job. The permit fee (typically $50–$100) is set by your local fire department and paid separately. Rhode Island and Connecticut do not require permits for above-ground tank removal.

What happens to the oil left in my tank?

We drain and contain all remaining oil before cutting or moving the tank. The oil is transported to a licensed disposal facility in full compliance with state regulations. The $650 flat rate includes up to 50 gallons of oil and sludge. There is a $150 flat fee for excess oil disposal of 50 gallons. You don’t need to drain the tank yourself beforehand — we handle it all.

How long does oil tank removal take?

Most jobs are completed in about 90 minutes. Basement tanks with no bulkhead take a little longer because we cut the tank into sections for safe removal. Either way, you’re looking at a single visit — not a multi-day project.

Will you remove a tank in my basement if there’s no bulkhead?

Yes. This is one of the most common scenarios we handle. Our crew cuts the tank into manageable sections and carries them out. The price is the same $650 flat rate regardless of tank location as long as the tank is accessible — basement, garage, shed, or exterior.

Do I need to remove an oil tank to sell my home?

In most cases, yes. Home inspectors will flag an aging or decommissioned oil tank, and most buyers or their agents will require removal before closing. We can typically schedule within 1–3 days, so tank removal doesn’t have to delay your sale. Many homeowners call us after a home inspection flags the tank.

Do you remove underground oil tanks?

No. JPS specializes exclusively in above-ground residential oil tank removal (up to 330 gallons) and cast-iron boiler removal. We do not remove underground tanks, and we do not install or replace tanks at this time. If you need an underground tank removed, your local environmental contractor can help.

What areas do you service?

All of Rhode Island, eastern Massachusetts, (Fall River to Worcester to greater Boston), and eastern Connecticut (New London, Norwich, Groton, Putnam, Killingly, and surrounding towns). We’re based in Warwick, RI
